The Territory: Towns and boroughs include Erwinna, Upper Black Eddy, Pipersville, Ottsville, Uhlerstown, Smithtown, Wormansville, Sundale

Tinicum Township absolutely is known for its great natural beauty and quietude. Bordered on the east by the Delaware River, the area's palisades that rise up from the river valley create perches for homes with absolutely stunning views. Mixed in are farmsteads dotted with stone houses dating to the 18th and 19th centuries, equestrian properties, converted barns, contemporary marvels and more traditional center-hall colonials. Tinicum is not an easy place to find a townhouse or condo as very little high-density housing exists in this place where township leaders are dedicated to land preservation and conservation of natural resources.

Over the years, Tinicum has been a secret retreat for New York City residents who want easy access to their weekend retreats (vs. hours-long commutes to the Hamptons). Picture a typical weekend consisting of a stop at the grocery store for provisions (though local concierge services exist to stock your larder ahead of your arrival!) and then a weekend of enjoying your property and the surroundings. Outdoor activites include boating on the river or at nearby Lake Nockamixon State Park which as a marina and is great for sailing, paddleboarding, canoeing and swimming, bicycling on the canal path or on local roads, visits to local farm markets and orchards, gardening if you wish, hiking in any number of parks, fishing or simply lazying about in a hammock or a chaise longue in your backyard. Tinicum Township is a place for relaxation rather than a destination for those who want to go-go-go.

For those who want to go out for a bite to eat, your options include some local taverns, including across the river in Frenchtown and Milford, N.J., or if you like, you can drive into Doylestown, Pa., head north to Riegelsville, Pa., or drive a bit south down the river to Stockton or Lambertville, N.J., or New Hope, Pa. There are also some quaint general stores for more casual dining options.

Commuting Potential: Many people commute from Tinicum to various points in New Jersey and to New York City. Off peak, the drive can be under 90 minutes. At rush hour, count on two hours to the Holland Tunnel in Lower Manhattan. Daily bus service to New Jersey/New York is available from Frenchtown, N.J., just across the Delaware River from Upper Bucks, and from Easton, Pa., just above Riegelsville. The bus ride averages just over 90 minutes. Some people also drive to various points in New Jersey where ferry service to Manhattan is available.
