A few minutes of driving through Penn Valley and it is easy to see how the area, part of Philadelphia's Main Line suburbs in Lower Merion Township, Montgomery County, gained its name: Travel over hill and dale, crossing the Mill Creek, and you'll find it hard to believe you're just 20 minutes from the skyscrapers of Philadelphia. Residents love the Penn Valley area for its great natural beauty. While Penn Valley shares a ZIP code with adjacent Narberth and parts of Wynnewood, its residents are proud of their quiet, distinct community. Though it is unincorporated, it does have its own civic association, and the officers do a fine job of keeping the public informed about roadwork, utilities, civic improvement efforts and activites taking place in the community. 

Penn Valley Homes on the Main Line

As in other Main Line communities, there are charming historical, 18th-century homes scattered about Penn Valley. However, most of the housing stock was built during the 20th century, and there is an abundance of stone construction. These homes range from center-hall colonials to Tudor Revivals, Victorians and French Normandy styles. Some newer, small-scale communities built during the 1980s and 1990s offer a mix of contemporary and traditional homes -- "cookie-cutter" development never really took hold here, which has helped to preserve Penn Valley's viewscapes. For those seeking a more affordable housing option in Penn Valley, the Oak Hill Condominium complex consists of 449 units split among apartment-style homes and townhouses. 

Penn Valley is part of Lower Merion School District, one of Pennsylvania's top-ranked public districts. There are also many private schools within a short drive of Penn Valley, adding to the area's desirability for those with school-age children.
