Based on the current development schedule, it appears that wells will be drilled on the south end of the property in Summer 2018 with production starting in late 2018. Assuming this plan doesn’t change, buyer would begin receiving royalties in late 2018, or early 2019. Using historical well production data from neighboring wells, it is expected that buyer could receive royalties for its interest in the range of $500,000 over the first 12 months of production and $1,300,000 over the first 5 years before taxes. By year 10, it is estimated that buyer's interest would generate over $1,700,000 and continue to produce for years thereafter. The property, in essence, has the potential to pay for itself over time. These are estimates only based on offsetting well production history as well as net natural gas prices of over $2.00/Mcf. As always, factors could change resulting in actual net revenue to buyer that is higher or lower.

In addition to the above, buyer will receive a onetime payment from Cabot Oil and Gas in the amount of $83,658.75 upon commencement of drilling operations in 2018. Additional surface-use compensation for pipeline right of way will also be included once the terms are finalized with the local pipeline company. The location of the well pad site and pipeline easement have been selected with the goal of minimizing impact to surface usage by buyer and preserving maximum desirability of the acreage for purposes of recreation and improvements. Once the wells stop producing, the well operator is contractually obligated to remove all equipment and return the site to its original condition.
