Real Estate Brokers – Buyer's Agent vs. Seller's Agent

Who’s looking out for your interests when shopping for a home? If you seek out a buyer’s agent, you’re assured that you have a representative who is loyal to you. To quote the
Pennsylvania Consumer Notice:

“As a buyer agent, the licensee and the licensee’s company work exclusively for the buyer-tenant even if paid by the seller-landlord. The buyer agent must act in the buyer-tenant’s best interest, including making a continuous and good faith effort to find a property for the buyer-tenant, except while the buyer is subject to an existing contract, and must keep all confidential information, other than known material defects about the property, confidential.”

When buying a house, if you wish to be represented by a buyer’s agent rather than a seller’s agent, you should enter into a separate written buyer agency contract with the brokerage firm. Pennsylvania real estate law requires such an agreement to be in writing. Know that this agreement is for your benefit. Most agents are working for the seller, and therefore the home buyer may on occasion be in a deficit, or lack representation exclusively for their interests, in this relationship. Know that the associates at Kurfiss SIR practice a a high level of business ethics and do a very good job of balancing the needs of both buyers and sellers. Property buyers would benefit from working closely with a Philadelphia real estate brokerage office that employs buyer’s representatives because it gives them guidance and structure in their home search. For example, most sales agreements state that the buyer is responsible for securing an inspection of a property they are purchasing. Kurfiss SIR buyer’s agents will work with the buyer to guide them through the home inspection process, one of the most important parts of the deal! Kurfiss SIR buyer's agents work with clients buying a house or property in Bucks County, Western New Jersey, Montgomery County, Philadelphia and the Main Line.
