To quote the Pennsylvania Consumer Notice:
"As a buyer agent, the licensee and the licensee’s company work exclusively for the buyer-tenant even if paid by the seller-landlord. The buyer agent must act in the buyer-tenant’s best interest, including making a continuous and good faith effort to find a property for the buyer-tenant, except while the buyer is subject to an existing contract, and must keep all confidential information, other than known material defects about the property, confidential."
When buying a house, if you wish to be represented by a buyer’s agent rather than a seller’s agent, you should enter into a separate written buyer agency contract with the brokerage firm. Pennsylvania real estate law requires such an agreement to be in writing. Know that this agreement is for your benefit. Most agents are working for the seller, and therefore the home buyer may on occasion be in a deficit, or lack representation exclusively for their interests, in this relationship.
