Situated directly on Rittenhouse Square on Walnut Street, Rittenhouse Plaza is one of Philadelphia's few co-op buildings, which means residents own a piece of the building in addition to the square footage of their apartments. That also means prospective buyers must go through an interview process with the co-op board to make sure they are a good fit for the building. Designed by McLanahan & Bencker in 1926, a golden age of sorts for apartments around the Square, Rittenhouse Plaza is a 21-story brick building with 119 units. It's evident from the wrought-iron gate, plaza and limestone surround at the main entrance that its high-style Art Deco details are well preserved -- the barrel-vaulted ceiling in the lobby is stunning. Many units still have their original wood floors and trim and many have fantastic park and city views. Some Rittenhouse Plaza apartments have expanded greatly from their original size when owners bought adjacent units. There are a number of four-bedroom apartments that are between 2400 and 4200 square feet, spacious enough to be as comfortable as a single-family residence.
While the monthly fees at Rittenhouse Plaza can seem rather steep, it's important to note they include the co-op fee, real-estate taxes (which the co-op pays directly to the city), heat, water, sewer, high-speed Internet and cable and a gym membership at a fitness facility a few blocks away.
