Adjacent to Devon and Daylesford on Philadelphia’s western Main Line, Berwyn is a small town with approximately 3,600 residents. Yet another of the Main Line’s Welsh-inspired names, “Berwyn” is named after the Berwyn Hills in Wales. It was primarily an agricultural area that sent its products to Philadelphia, remaining something of a rural farm-centered community until, like almost every other place along the Main Line, its growth kicked in when the Pennsylvania Railroad brought its commuter line in from the east.
There are still some larger tracts of land in Berwyn, and they sell for a premium when they are in desirable, private settings. Majestic, old-world estate homes and large, newer construction residences also are popular, with the market for $1,000,000 – $2,000,000 quite strong as of late 2016. In general, the market for homes priced between $500,000 and $800,000 has been very robust since 2016.
Part of what makes Berwyn such a desirable place to live is its proximity to several employment centers, Center City Philadelphia commuters not withstanding. Drive to the Great Valley employment area, or to Conshohocken, or to Radnor. All are areas that have shown tremendous business growth in the past 25 years.
Most Berwyn addresses are in Tredyffrin Township (Tredyffrin-Easttown School District) with a handful in Williston Township (Great Valley School District). Both are highly regarded, but private schools abound on the Main Line, so education options are plentiful in the Berwyn area.
