Stephanie Biello is the associate broker and manager of our Philadelphia and Main Line office, a licensed broker in Pennsylvania and has sold many millions of dollars in residential real estate since obtaining her sales license in 2002. After moving from Houston, Texas to Philadelphia in 1987 she lived and worked in Philadelphia and is now currently based in Warrington, Pa., but has direct sales experience in Philadelphia’s Rittenhouse Square, Montgomery County, Bucks County and East Falls areas as well.
Stephanie began her real estate career in 2002 with Coldwell Banker in Huntingdon Valley, eventually moving into sales management with DeLuca Homes. As the New Luxury Home Sales Manager for the Coventry Meadows community in Bucks County, she honed her research and sales skills, consistently meeting or exceeding sales goals. In this role, she also guided buyers through the many decisions required in the home-building process and brought them to settlement.
Stephanie also has experience successfully selling ultra luxury condominiums in Philadelphia, having been the New Luxury Condominium Sales Manager for 10 Rittenhouse Square on Rittenhouse Square where she achieved tens of millions in sales in a difficult economic environment. During her tenure, she received the 2010 Best Real Estate Deal in Philadelphia Award.
Stephanie served as the Community Sales Manager for Hilltop at Falls Ridge, a Westrum Development Company enclave of 128 luxury condominiums and town homes in East Falls. There, she injected new energy into the sales effort by implementing new marketing strategies and revitalizing the community’s appearance and sales center.
In April of 2016 Stephanie was accepted into a statewide leadership program, sponsored by the Pennsylvania Association of Realtors® (PAR). She is one of 15 selected to the LeadershipPAR program. A select group of Realtors® are chosen for this year-long program, which focuses on team-building skills, public speaking, working with volunteers, government affairs and how to improve and expand leadership styles. The program features nationally known speakers and is designed to enhance skills to better serve the community and the real estate industry.
In 2017, Stephanie will serve for a second term on the Legislative Committee of the Pennsylvania Association of Realtors (PAR) representing Greater Philadelphia Association of Realtors (GPAR). She also was appointed again for 2017 to PAR's Horizon Committee, the strategic thinking arm of PAR set up to generate questions, identify issues and recommend items to be added to PAR’s Strategic Plan. Stephanie also has been very active in continuing education, completing additional courses in real estate law, real estate finance, property valuation, real estate investment and a range of other topics.

Stephanie's excellent knowledge of the local market combined with her effective marketing plan were instrumental in helping me sell my condo in a short period of time. She is friendly and pleasant to work with as well as a strong negotiator on her clients' behalf.

Stephanie Biello is a skilled development sales professional. I worked with Stephanie after she had successfully made the shift from single-family homebuilder sales to super-luxury condominium sales in an urban environment. Not every salesperson is capable of this change, and Stephanie's adaptation of her skills to her role at 10 Rittenhouse Square resulted in strong relationships with both market buyers and cooperating brokers. Existing residents recommended her to their friends, and prospective purchasers built relationships with Stephanie that resulted in sales. Stephanie's attention to product knowledge and on-the-spot strategic thinking about the sale of one home versus another employed the best of development inventory control, yet made prospects feel as if the particular home they were being sold was the only option specifically suiting their needs. I observed Stephanie's sales skills regularly, as I shadowed a number of her appointments, and it was clear to me why Stephanie was so well received by market buyers and brokers. Her non-agressive sales personality was paired with an excellent ability to guide conversation and consideration of the match between lifestyle and product. When selling luxury product, the most aggressive approach to sales is usually the least productive. Instead, sales professionals like Stephanie Biello understand that guiding the prospect toward a sale, and helping them to believe that they came to this conclusion on their own, is one of the most valuable tactics employed by sales veterans in our industry. I strongly recommend Stephanie Biello for development sales or leasing positions. She has proven to me that she is capable of effectively selling a range of prospects, including higher-income renter households through penthouse-level, high-profile purchasers. She produces sales and repeat customers, and reflects well on her employer's project. I hold her in high regard. Peter Bazeli, MRICS , Principal and Managing Director at the Weitzman Group, Inc. Stephanie conducted herself in a very professional manner with both her customers and her colleages. Stephanie's ablility to meet her customer's needs enabled her to have a successful referral base. Stephanie met the sales goals set for her community. Stephanie was an assest to our company. Judith Bach, DeLuca Homes, September 19, 2011
Stephanie is an self-motivated sales manager and requires little supervision. She works well with others and was well respected in the Company. She was able to consistently meet the sales objectives of the Company and forged solid relationships with her clients to gain referrals. Joe DeLuca, Vice President at DeLuca Homes, September 12, 2011
Let me begin by saying that you want to work with Stephanie! Her professionalism and knowledge of the real estate market were apparent during our first meeting. She is confident when making advising suggestions, thoughtful to the needs and wants of the seller, and removes the anxiety of a first time seller like I was when I worked with Stephanie. My house was on the market for 10 days and then sold; that was all Stephanie. She was available for late night bids, early morning negotiations, and nervous phone calls at any point of the day (I made more than my fair share). I moved out of Philadelphia before the closing and Stephanie took care of everything in my absence. I could NOT have asked for a better experience. Stephanie knows exactly what she is doing and that is why she is so great at her job. Adam Nicodemus, October 18, 2017
